How To Take the Stress Out of Selling

Your Home

Tips On How To Take The Stress Out Of Selling Your Home

The very thought of selling your home is a very stressful one. Everyone goes through it. We all worry about all the things left to do, issues that may arise, getting the most out of you sale. But it doesn't have to be this way, and I will certainly be there to help you ease the stress.

In the meantime, if you're thinking of selling your home, either now or in the future, here are some tips to prepare you, and make this big life decision a little easier on you and your family.

Time = Money

Prepare prepare prepare. Give yourself sufficient time to get things in order, and start planning a few months in advance. Prepare your home to looks its best, and get your staging work set up. Doing things at the last minute will only stress you out, and cost you more, since you'll be desperately rummaging to get things in order.

Make sure the price is right

Pricing your property properly is crucial if you want to sell quickly8 and efficiently. Pricing it too high may result in fewer interested buyers, which may even push you to lower your price later. This creates added stress for you, and leaves your home lingering on the market for longer than it needs to be.

Be flexible

A flexible viewing schedule is very important. Make it a priority to let buyers see the home when it is convenient for them, one their time. Otherise, if you make it too difficult for them to see your property, they could lose interest and find another home in the meantime.

Be as flexible as possible, and plan to be out of the house when a buyer wants to view your house. Plan your errands and family activities around scheduled viewings, and let your agent take care of the rest.

Add some finesse

Most likely, you've been putting off things around the house that need fixing. That leaky faucet, the room that never got painted, that tile that needs re-cocking. This is the time to finally get that stuff done.

Accept the ups and downs

A buyer may get really excited, say they love your home and plan to make an offer, but then completely disappear. Remember, this is a big decision on their end too, so don't take it personally if they back out -- it happens! Be prepared for the highs and the lows, and your selling experience will be a breeze.

Work with the best

Your real estate agent is the most important point of contact when selling your home. They will help ease the stresses you anticipate and the ones you don't. They're prepared for almost any situation, and will know exactly what to do when issues arise.

Working with the best will make the biggest difference in ensuring this big step goes smoothly and hassle-free.

I would love to be your real estate agent and helping you through this important milestone.

Shortage of Homes for Sale

York Region, Toronto

Thornhill, Richmond Hill, Aurora, Newmarket Properties

Here is some information that may be very important to you.

There is currently a shortage of detached homes, townhouses and condominiums for sale, although mortgage rates are low and stable. There are more buyers than available properties on the market.

The good news? The spring market is quickly approaching, so get a head start now.

If you are thinking of selling your property, I will market it for you. By putting your house on the market before everyone else does, the law of supply and demand comes into play. Less supply and less competition means more demand for the product. This means your property will sell quicker, and probably at a higher price than you are expecting. I will also let you know what else is available, so any move you make will be expected and well worth your while.

Let's meet in person, or give me a call. I am always available for you.

11160 Yonge Street at the northwest corner of Yonge Street and Brookside Road

Johnsview Village Real Estate Homes Sales MLS Listings and Prices

Johnsview Village Real Estate Homes

Sales and Prices

What Buyers and Sellers Need to Know About Their Own Property

Home prices in Johnsview Village have gone up, but not as much as homeowners want. While we expect more, homebuyers will only pay so much, based on quality and location of each property.

If real estate agents say they will get a lot more for the sale of your home if you list it much higher than normal or expected, then they are only misleading you in order to get your listing. Eventually, you will get tired of endless open houses and buyer offers with much lower prices than you expected.

Don't listen to nonsense from agents who use this tactic. They are either misinformed about their own profession, or they are only trying to get your house listed in order to ultimately get you to reduce your price, so they can get a sale.

Yes, the market is hotter, and prices are climbing, but do yourself a favour and get a respectable real estate agent, one who does not unduly raise your expectations.

Johnsview Village is extremely attractive, but the value of Johnsview Village properties will depend on Market Value (assuming your agent understands that), and how much time, effort and money has been spent on home improvements.

All of our great expectations will not make your home sell for more than it is worth.
